Do you also offer properties on Rent?
Yes apart from Sale & Purchase, we also do rental. But our rental property budget starts from a minimum of 80K Per Month.
Do I need to pay brokerage if I buy or rent a home?
Yes, we charge 1% Brokerage in all residential transactions. In the case of rental, we charge a commission of 15 Days of the total rent of 1 Month.

Can I take home loan on the property?
yes, you can take Home loan from any respective Bank or NBFC. We also offer assistance on applying the loan.
Apart from home buying value, what all other charges I need to pay
Apart from home buying value, you need to pay stamp duty, Registry charges, an advocate fee & a brokerage of 1%.
How much is the stamp duty?
In the case of the plot, stamp duties are 5% on female, 6% on joint, 7% on Male. In the case of the Builder floor, stamp duties are 6% on Females, 7% on joint, and 8% on Male.
What documents I need to submit while buying a property?
Passport or proof of address, PAN Card, Loan sanction letter, Power of attorney (If needed).
Can NRI also buy a property in India?
Yes, NRI can buy a property in India. For buying a property they either need to be present in India for signing a document or if they are available then they can sign a power of attorney & appoint a legal representative in India to execute the deal or transaction.

I have a property to sell, how can I register with ANRA?

How do I determine the value of my property?

Technical Questions
What is the difference between Carpet area & Super Built-up area?
The carpet area is the area enclosed within the walls of your flat. The super built-up area is the total built-up area of your flat which includes areas like the lobby, staircase, elevator, shafts, clubhouse, etc.
What is building completion certificate?
A completion certificate is a document that is awarded, after the inspection of a real estate project, stating that it has been constructed according to the approved building plan & that it meets all the necessary standards set by the local development authority or municipal corporation.
What does it mean by Power of attorney?
Power of attorney is a legal document to appoint a representative to manage your property on your behalf. Power of attorney is used when actual owner is not available due to certain reasons or can’t be present to sign a necessary legal document for financial transactions.
How much is the tax on capital gain earned from real estate properties?
According to the new law FY 24-25, there are two slabs and you can choose any of one. The first slab says to pay a 12.5% tax on the capital gain amount without adjusting the inflation rate of 6%. The second slab says to pay 20% after adjusting the inflation rate of 6% of the holding period.
How to adjust capital gained earned from real estate properties?
By investing the full amount on any built-up property within a 2 years’ period of time from earning the capital gain.
Can I get tax benefits on the stamp duty I pay?
yes, you get a tax benefit. Stamp duty, Registration charges, and other expenses that are directly related to the transfer of the property are allowed as a deduction under section 80C.
Do we need to pay stamp duty for a gifted property?
Yes, but the amount differs from the actual stamp duty charges, depending on the laws of the state in which the property is located.
